The Proposals

The development proposals for the site include the following:

​

  • Up to 750 new homes - including the provision of affordable homes for the local community, alongside a range of family and homes for first time buyers;

​

  • A substantial Green Infrastructure network - including a large central parkland area between the existing woodlands, a green buffer around the perimeter of the site, retention of existing hedgerows and trees where possible, and significant green corridors and linkages creating new opportunities for ecological enhancement;

​

  • Significant landscape screening & green buffers – to integrate the site with the existing landscape and historic character, including a substantial stand-off to the Registered Park and Garden to the south and east;

​

  • Two new vehicular access – via Knowsley Lane (B5202) along the western boundary providing an access loop through the site, with options for emergency access across the northern boundary;

​

  • Pedestrian and cycle links – throughout the site, including the green buffer around the site’s perimeter, with linkages to wider settlement and network via the northern boundary; and

​

  • Potential bus route extension – via a loop around the site, offering additional sustainable travel options.

Technical Considerations

Heritage

Whilst the site itself does not include any defined heritage assets, it is directly adjacent to the Knowsley Registered Park and Garden and also close to the Knowsley Conservation Area and other non-designated heritage assets, which have been carefully assessed as part of the heritage assessment.

To mitigate potential harm in respect of the Registered Park and Garden, the masterplan includes a 15m buffer zone around the site’s southern and eastern boundaries in order to offset the built-up area of the site from Knowsley Park, supplemented by retained hedgerows and additional landscape screening across the site.
